A New Luxury Destination Is Coming to Uptown Dallas: Proper Hotel and Residences Set to Open in 2029

A prominent name in luxury hospitality is making its way to Dallas. California-based Proper Hospitality has announced plans to open the Dallas Proper Hotel and Residences, a 34-story mixed-use tower that will combine hotel accommodations with upscale residences. The property is slated to open in 2029 at 2500 Cedar Springs Road in the heart of Uptown.

The project has been in development since 2024, when Dallas-based Lincoln Property Company acquired the rare four-acre site. According to the developers, the Dallas Proper will be “the most significant new luxury hotel and residences development in the city in decades.”

Designed by renowned architecture firm Skidmore, Owings & Merrill (SOM), with interiors by celebrated designer Kelly Wearstler, the property will reflect Proper’s signature style—sophisticated, soulful, and rooted in a strong sense of place.

Proper Hospitality is known for its distinctive approach to luxury, emphasizing design, wellness, culture, and culinary experiences. The company currently operates Proper-branded hotels in Santa Monica, Downtown Los Angeles, San Francisco, and Austin, as well as The Shelborne by Proper in Miami and The Collective, a curated group of independent, design-forward hotels.

“Dallas Proper brings together design, wellness, food, and a deep connection to community,” said Brian De Lowe, president and co-founder of Proper Hospitality. “This is more than a hotel or residential offering—it’s a fully integrated destination for how people want to live and gather today.”

Key Features of the Dallas Proper:

– Wellness Center: At the heart of the development is a 15,000-square-foot Wellness Center offering holistic therapies, fitness, and recovery services. The center will also include indoor and outdoor lounges, terraces, and cultural programming.

– Proper Club: A 6,000-square-foot members-only social club will feature its own restaurant, pool, bar, lounge, and co-working spaces. Members will also have full access to the Wellness Center.

– Hotel: The Dallas Proper Hotel will include around 200 guest rooms and suites, three restaurants, five bar and lounge concepts, a rooftop pool with skyline views, and 22,000 square feet of indoor and outdoor event space.

– Residences: The upper floors will house approximately 80 branded residences, ranging from one to four bedrooms. A limited number of one- and two-story penthouses will offer panoramic views of the city. Residents will enjoy interiors curated by Kelly Wearstler, blending natural textures and vintage-modern aesthetics. Exclusive amenities will include a private rooftop pool, dining terrace, and owners’ lounge, with access to both the Proper Club and Wellness Center.
